Local full-service agent (broker). A licensed real estate professional who represents one party in a transaction. In Washington, a buyer's broker works under a written buyer brokerage agreement, and a listing broker works under a listing agreement. Marketplace or listing technology platform. A website or app that aggregates for-sale listings, shows sold data and automated value estimates, and lets you save searches and set alerts. Its core product is information and search. Some platforms also connect users with agents, whether employed agents or partner agents, but the platform's software itself does not represent you in a negotiation.
Where the line sits. The distinction is about representation, not quality or technology. A platform answers "What's out there, and roughly what is it worth?" A representing agent answers "Which home fits my life, what should I offer, and how do we protect my position through closing?"

Advocacy means someone is legally and practically on your side of the deal. In Washington, a buyer's broker represents you under a written agreement and must put your interests first. That covers flagging concerns about a property, explaining disclosures, and advising you not to overpay. A platform can show you data, but it has no duty to you and does not take a position in your transaction.
Question to ask: "Who represents me, and what does our written agreement say?"
The offer is where price, terms, and risk get decided.
