The Clark County housing market is having a strong but more balanced summer in 2026.According to the latest RMLS Market Action Report shared by the Clark County Association of REALTORS®, we’re seeing:
- Double-digit increases in closed sales compared to both June 2025 and May 2026
- An 8% increase in new listings over the past year
- Home prices remaining relatively stable (roughly 1% year-over-year change)
CCAR President Anthony Stroud noted that buyers now have more choices than they’ve had in quite some time, while the pace of price growth has become healthier after years of rapid appreciation. What This Means for Buyers
More inventory = more options and, in many cases, more room to negotiate. Well-priced homes in desirable areas still move quickly, but the extreme multiple-offer frenzy has eased in many neighborhoods. What This Means for Sellers
Pricing and presentation matter more than ever. Overpriced or under-prepared homes are sitting longer. Homes that are priced right and show well continue to attract strong interest.Median sale prices in recent months have hovered in the mid-to-high $500,000s depending on the exact report and time frame. The market remains resilient and desirable — just more balanced than the peak years.Whether you’re thinking of buying, selling, or both, the current conditions create opportunities if you have the right strategy.Want a personalized look at what’s happening in your specific neighborhood (Felida, Camas, Ridgefield, downtown Vancouver, etc.)?
